What Tam AI is

Tam AI is an AI assistant in the chat window on this site, built on a large language model. It's here to answer questions about multifamily investing, Tam Nguyen's services, the Long Beach and South Bay market, and the properties currently listed here — and to help you reach Tam. It is a helpful starting point, not a replacement for working with a licensed professional.

You are always talking to software, not to Tam. Tam AI will tell you so, and it will connect you with Tam whenever a real person should take over.

What it can do

• →Explain multifamily concepts — cap rate, cash-on-cash, DSCR, 1031 exchanges, value-add, and more.
• →Run illustrative underwriting on a deal you describe (rebuilding the numbers from fundamentals).
• →Answer questions about Tam's services and the properties currently listed on this site.
• →Capture your details and set up a consultation so Tam can follow up personally.

What it will not do

By design, Tam AI stays inside clear limits:

• →No specific legal, tax, or investment advice, and no telling you whether to buy or sell a particular property — those decisions belong to you, Tam, and your own attorney or CPA.
• →No guarantees. Any numbers it produces are estimates for illustration, based on assumptions that must be verified.
• →No invented facts. It won't fabricate listings, prices, or availability beyond what is actually published here.
• →No access to live MLS, your private accounts, or your financial data.

Fair housing

Tam AI is instructed to follow the Fair Housing Act. It will not steer you toward or away from areas or properties based on race, color, religion, national origin, sex, familial status, or disability, and it will decline requests that ask it to. Everyone gets the same information and the same help.

Human oversight

Tam AI hands off to a person for anything that calls for licensed judgment or a real commitment. When you're ready to act — to make an offer, list a property, or get advice specific to your situation — a licensed human (Tam, DRE #02248853) takes it from there. The assistant's job is to inform and connect, not to decide.

Accuracy & your responsibility

AI can be wrong, incomplete, or out of date, and it can misunderstand a question. Treat everything Tam AI says as general information to verify — not professional advice, and not a promise. Before acting on anything, confirm it with Tam and your own advisors, and independently verify all property, financial, and legal details.

Data & privacy

To answer you, your messages are sent to the AI model provider that powers the assistant and processed to generate a reply. Please don't share sensitive personal or financial information in the chat. If you give your contact details or ask for a consultation, they're delivered to Tam so he can follow up.

How your information is handled is described in the Privacy Policy. The assistant does not sell your data or use your conversation to identify you beyond helping with your request.
